Abstract:There are kinds of reasons to cause urban village, the special phenomena in rapid urbanization of China. The paper analyses the reason of urban village from the view of the collective ownership of rural land of China. It argues that the main reasons are unclear rural land property rights and series problems which formed during the process of transforming the collective owned land to national owned land. If it wants to avoid the phenomena of urban village during new urbanization in China, it has to clarify rural land property rights, demolish the possibility that local government does rent seeking in land market and establish the social security system for framers.
